Routing and Sealing
We fill the crack channel from the bottom up to the specified level to prevent voids. If the specified configuration requires it, we shape the sealant using a material squeegee. We check adhesion on every job, removing and resealing any unbonded material. Keep traffic off the driveway until the sealant has cooled or cured enough not to pick up on tires. This process protects the subgrade from water intrusion in Sun Belt SE regional soils, which have local shrink-swell potential.
Cleveland's Older Driveways and Winter Freezes
Nearly half of Cleveland's homes date from the mid-century years through the late seventies. Many driveways serve these older properties and need careful assessment before resurfacing. Hard winter freezes drive freeze-thaw cycles that stress foundations, slabs, and buried pipes. Water enters unsealed cracks, freezes, and expands, breaking the asphalt apart. Roughly half of Cleveland's housing units are detached single-family homes, making residential driveways a common local paving job that requires regular crack maintenance.

Driveway Entrances and Pricing
Routed crack sealing costs $150 to $300 per 100 linear feet. If the job involves building or changing a driveway entrance, Cleveland requires written approval from the Planning Director or designee. We confirm this approval before starting work on the entrance. For standard crack sealing on the rest of the driveway, we route the cracks, apply the sealant, and ensure it bonds properly to the existing asphalt.
